A bridging loan is only as good as its exit. Sale, refinance to a term mortgage, or completion of works followed by refinance at the improved value. We stress the exit before we place the loan, because an extended bridge is an expensive place to live.
Plenty of bridging lenders do not lend north of the border at all, and some who do avoid the islands or cap loan-to-value outside the central belt. Scottish security work (standard securities, missives, the conveyancing timeline) also needs lenders and solicitors who genuinely operate here. Matching the case to a lender that actually completes in Scotland is half the job.
