Bridging and buy to let finance in Lanarkshire

Hamilton, East Kilbride, Motherwell, Wishaw, Airdrie and Coatbridge all sit within commuting distance of Glasgow, and each has its own mix of ex-council, new-town and new-build housing that lenders read differently. Construction type comes first here

What sets Lanarkshire apart for a lender is not the postcode but how the houses were built. A sizeable share of the former council stock here was built in non-traditional ways. North Lanarkshire’s own 2016 review of its housing found about 25 non-traditional construction types making up 24% of its stock, four of them types that were once officially designated defective. Many of those houses and flats were sold under right to buy and now come up for sale as investments.

Some buy to let lenders will not lend on certain non-traditional types at all; others will if a structural repair has been carried out and certified. Before you offer on an ex-council house or four-in-a-block flat, find out the construction type from the Home Report or the selling agent, and whether any repair scheme applies. It decides the lender list, and sometimes whether there is an exit at all.

The new town and the tower blocks

East Kilbride was Scotland’s first new town, designated in 1947 and built as a series of neighbourhoods such as the Murray, Calderwood, Westwood and Greenhills. Its housing is mostly post-war and planned, which makes valuations straightforward, though the same construction-type checks apply to the early estates.

North Lanarkshire’s high-rise blocks are a different story. The council plans to demolish all 48 of its tower blocks in Airdrie, Coatbridge, Motherwell and Wishaw over the coming years, and demolitions were under way in Coatbridge in early 2026. Flats in blocks earmarked for demolition, or owned privately inside council blocks, are very hard to finance. South Lanarkshire also has high-rise blocks in East Kilbride, Hamilton and Cambuslang where the council acts as factor for private owners. Treat any high-rise flat as a specialist case and check the lender’s appetite before bidding.

Where bridging fits

The Lanarkshire deals that suit a bridge are the familiar ones: an auction lot with 28 days to settle, a house that needs a new kitchen and a rewire before any term lender will take it, or a closing date you want to win without waiting for a buy to let offer. Ravenscraig and the growth areas

Motherwell’s former Ravenscraig steelworks, which North Lanarkshire Council calls Scotland’s largest regeneration site, is approved in principle for homes and facilities for 12,000 people. South Lanarkshire’s community growth areas at Newton, Hamilton, Larkhall and East Kilbride are bringing new-build estates. New-build flats and houses bought as investments are financeable, but lenders apply their own rules to new builds, and the valuation, not the developer’s price, sets the loan.

HMOs and licensing in Lanarkshire

Both Lanarkshire councils license HMOs, and South Lanarkshire asks owners to apply for a licence every year rather than every three, which is worth knowing before you plan an HMO conversion.
