Ayrshire splits three ways for an investor: the coastal towns of Ayr, Prestwick and Troon, the inland towns led by Kilmarnock, and North Ayrshire from Irvine to the islands of Arran and Cumbrae. South Ayrshire’s private rented homes are concentrated in Ayr, Prestwick and Troon, on the council’s 2023 figures, and the council notes that Ayr has more small flats, bedsits and one-bedroom homes than the rest of the area. Central Ayr sits in a conservation area, with listed classical terraces around Wellington Square. Lenders like the demand, but conservation status affects windows, roofs and what a refurbishment costs.
The council’s draft strategy also counts 272 homes in South Ayrshire below the tolerable standard, 73% of them built before 1919. Old town-centre flats needing a new kitchen, bathroom, heating and windows before a buy to let lender will look at them are classic refurbishment bridging cases, with the refinance at the end.
East Ayrshire is a place of houses more than flats: only 15% of its homes are flats, against 34% across Scotland, on 2022 census figures in the council’s housing strategy, and most of East Ayrshire’s private lets are in Kilmarnock and Loudoun. The historic centre has had years of decline, and the council is investing in it through conservation and townscape heritage schemes, so town-centre property there can mean grant-funded neighbours and conservation conditions on your own works.
East Ayrshire runs a coalfield environment initiative for its former mining communities, and the council areas around Cumnock and the Doon Valley grew up on coal. Your solicitor will usually order a coal mining report on purchases in former mining areas, which the UK government’s guidance explains, and lenders read it closely.
Irvine was designated a new town in 1966, described by the Town and Country Planning Association as the UK’s only new town by the sea, so much of its housing is planned post-war stock. As with any new town, check the construction type on a former council house before you offer, because it decides the lender list.
North Ayrshire’s islands are a market of their own. The council’s housing strategy says Arran has the second largest number of self-catering properties in Scotland after Edinburgh, and second homes make up about one in four privately owned houses on Arran and 43% on Cumbrae. None of the three Ayrshire councils has a short-term let control area, but every holiday let needs a licence, and island lending is narrower than on the mainland, so check appetite before you bid.
HMOs are a small market here. North Ayrshire’s strategy counts eleven, mostly run by care providers, and in Kilmarnock the health board licenses several for medical students. The University of the West of Scotland’s Ayr campus has its own residence. None of the councils’ licensing pages mention an HMO overprovision policy.
