We arrange unregulated business and investment finance only. We do not offer regulated mortgage contracts, consumer credit, or consumer buy-to-let lending, and we do not give investment, tax or legal advice. Where a proposed loan would be regulated (for example where you or a family member will occupy the property as a home), we will tell you and decline the case. Information we provide, including any indicative view, is not an offer of finance; lending decisions rest with lenders.
In most cases we charge you nothing. We are paid a commission by the lender when your finance completes, and we will disclose the commission we expect to receive on your transaction before you commit to proceed with a lender. On complex cases requiring substantial packaging work we may charge a processing fee of £300 to £400; any such fee is agreed with you in writing before we start and is the only fee we will charge. Lenders and other parties may charge their own fees (arrangement, valuation, legal); these will be set out in the lender's offer.
We act as an intermediary between you and lenders on our panel and sourcing platform. We rely on the information you give us; you are responsible for its accuracy and completeness. We share your information with prospective lenders as described in our privacy policy, and only when you ask us to proceed. An indicative view involves no credit search; lenders will carry out their own searches and due diligence when you apply.
We are not liable for a lender's decision to decline, vary or withdraw an offer, or for losses arising from information you provide being inaccurate or incomplete. Nothing in these terms excludes liability that cannot lawfully be excluded. These terms are governed by Scots law, and the Scottish courts have jurisdiction.
