Inverness is the fastest-growing city in the Highlands and the gateway to a tourism economy that runs on beds, bars and boats. We arrange commercial mortgages from £75k for hotels, guest houses and trading businesses from the city out along the NC500, bridging when a closing date will not wait for a bank, and development finance to convert steadings, churches and old schoolhouses into holiday accommodation.
We arrange business and investment finance only. If you are buying a home to live in, you need a residential mortgage broker. What we do arrange: the purchase or refinance of a trading business or investment property, the bridge that gets you to a closing date as a cash buyer, and the funding to convert or build. We own and run a west coast hotel ourselves, so Highland hospitality is ground we know well: a guest house purchase, an aparthotel refinance, a chalet business with the owner’s house on site, a campsite adding glamping units. The boats matter too: wildlife and sightseeing trips on the Moray Firth and the support vessels working the west Highland fish farms fund through marine finance for tour boats and aquaculture support vessels.
A Highland hospitality business makes most of its money between Easter and October. A lender based in London sees monthly management figures with four strong months and eight thin ones and reads risk. A lender who knows the sector reads a normal year. The difference between the two is which lender you apply to and how the pack is built: full-year accounts rather than a flattering half, occupancy and rate by month, the winter closure explained as a decision rather than a failure, and the utilities, freight and staffing costs that run higher up here shown plainly. Presented that way, seasonality is a pattern, not a red flag, and a commercial mortgage at 60 to 70% of the going-concern valuation is realistic (indicative). Our pages on guest house and B&B finance and holiday let and self-catering business finance cover the detail.
The route has changed the economics of the north coast. Businesses in Ullapool, Durness, Thurso, Dornoch and the stretches between them now trade on numbers that were unthinkable ten years ago, and demand for rooms, pitches, pods and food outstrips supply for half the year. Lenders have noticed, up to a point. The trading figures fund well; the problem is the postcode. Some lenders will not lend beyond Inverness, some cap loan-to-value in IV postcodes outside the city, and a few will look at anything with the numbers to support it. Matching the business to the lender that actually completes in the north is the first job on every NC500 case, and a holiday park, campsite or glamping enquiry needs a different lender again from a hotel.
Two Highland specifics stop applications that would sail through in Glasgow. First, croft land and crofting tenure. If any part of the security sits on a croft, or the title carries crofting conditions, mainstream lenders step back and the case needs a lender and a solicitor who handle crofting law weekly. Decrofting takes time and should start before the application, not during it. Second, remote and island postcodes. Skye, the Small Isles, Wester Ross, Sutherland and Caithness all sit outside some lenders’ maps entirely, and valuers with genuine comparables are thinner on the ground, so the valuation evidence has to be built rather than assumed. Neither problem makes a deal unfundable. Both mean choosing the lender before you bid, which is what we do.
Closing dates work the same in Inverness as in Edinburgh: one deadline, best offer wins, and the buyer whose funding is deliverable wins it. Bridging from £75k lets you offer like a cash buyer on a trading business or investment property, complete in two to three weeks (faster is possible on simple cases), and refinance to a commercial mortgage once the accounts or the works support it. Fewer bridging lenders cover the Highlands than the central belt, and loan-to-value drops with distance from the city, so we check appetite on the actual postcode before we quote a number.
